Warren Buffett: Another US Recession Unlikely

The odds of a renewed recession are “very low”, says Warren Buffett, the billionaire investor and CEO of Berkshire Hathaway. Buffett spoke at the Economic Club of Washington dinner on Tuesday where he debunked the recent US economic reports that led to financial markets tumbling and economists to lower their forecasts for U.S. economic growth this year. What Does $1 Million Buy Today?

A recent article published by CNBC.com, “What Does $1 Million Buy Today“, highlighted the Atlanta market perspective given by Shea Zimmerman of Harry Norman, Realtors. Zimmerman reported a positive change in the market and all for good. “Sales are up between 8 percent and 10 percent in our market area,” she explains in the article. 1225 Pine Ridge Road, listed by Harry Norman’s Cathy Davis Hall, was the $1 million Atlanta home featured in the article.

Positive Signs Abound for Housing

The first quarter of 2012 was the best first quarter for real estate in five years, and pending contracts suggest that the second quarter of 2012 will be the best second quarter in five years, NAR Chief Economist Lawrence Yun said this morning at the Residential Economic Update during the NAR Midyear Legislative Meetings & Trade Expo.

Moreover, he said the second half of this year could be even better than the first, in part because of continued increases in rental costs and record affordability of homes. “Renters are getting squeezed, and they don’t want to rent anymore,” Yun explained. “This could be the year we see the release of pent-up demand.”

Home prices have been skipping along the bottom for about a year now, Yun said, a trend that has drawn investors into the market. These investors have helped housing through a couple of difficult years and partly mitigated the dysfunctional mortgage market.

“Right now is the time to buy low,” he said. “Investors are coming in to take advantage. Second homes started to recover nicely last year because of investors.”

However, home values are poised for a rebound as more traditional buyers move back into the market, Yun said. In fact, this has already started to happen in areas such as Phoenix and Miami, which have seen year-over-year (March 2011 to March 2012) double-digit percentage increases in home prices.

  • While Median prices continue to decline from 2011 levels, they reversed the trend for the second month in a row in March by netting a 15.6% increase in a month-to-month comparison with February 2012. 
  • Single family residential sales in Metro Atlanta increased 23.5% in March 2012 to 3,768, compared to 3,051 in February 2012. 
  • Additionally, Total Sales reflect an annual increase of 7.7% compared to the 3,499 total sales for the month of March 2011.

Run for a Reason

The Brookhaven Bolt is back for its fifth year to help support the Ashford Park Elementary School by providing much-needed dollars for supplies and other resources. Held annually in Ashford Park, this year’s race will take place on Saturday, May 19th and offers more incentives for serious runners, with a chip from Zulu racing and certification by the Atlanta Track Club.

Todd Banister, Harry Norman sales associate and co-chair of the Bolt, said last year’s run had over 1,200 runners and yielded $30,000 for Ashford Park Elementary School. They hope this year will produce even greater proceeds for the school.

What else indeed. According to housing experts, many buyers are generally swayed with a home’s overall appearance, financing and location when purchasing their new home. However, there may be some overlooked factors that can affect a home buyer’s long-term satisfaction.

A recent article at U.S. News & World Report lists tips for those often-forgotten aspects of home ownership. Let’s take a look at 3 from the top of the list:

  • Remodeling Restrictions:
    Investigate any limitations set upon your property by a community association. There may be potential red-tape on remodeling projects on a home.
    Restrictions can range from minor exterior changes, such as the home’s paint color, to larger impediments, like limitations on outbuildings (e.g. a guest house) or garages.
  • Neighborhood Amenities

Alexander Gallery, Twenty-21 Collections: Gallery Rodin, The Sportsman’s Gallery, Ltd., and Paderewski Fine Art, hosted an art walk exclusively for the  Senior Marketing Consultants (SMC) on April 19th. This elite group of agents were given the SMC designation for their exemplary achievements and outstanding sales records with the company.
